I know we said thank you after the auction of 8 Weeroona Avenue Portsea on Saturday but I want to make it a bit more formal than that. The way you managed the sale process was as close to perfect as one could get. You persisted in your recommendation to do more than I thought necessary in the presentation of the property. It was certainly the right call and, now with the benefit of hindsight, I can see why you pressed on with that recommendation despite some resistance by me. What really impressed me was the level of communication in explaining what you wanted done and why you thought it would add value to the property. The reasons were clearly explained and that convinced me to go with your recommendations. There is no doubt that the money spent in the presentation was returned manyfold in the sale price. There were two properties involved in a cul-de-sac in a unique position virtually in the township of Sorrento, with views over Port Phillip and with development opportunities. The properties were for sale for many months before Rob’s appointment, handled by two prominent agencies in the area and at great cost to us and with no bids at all. Rob showed clearly and quickly that he understood the opportunity and just as importantly those parties to whom the properties would appeal. He eschewed the traditional and expensive methods used by the other agencies, that had clearly failed, and secured a sale satisfactory to us in a short time and at reasonable cost. He clearly demonstrated to us that he thoroughly understood the market and the appropriate method of identifying and interesting buyers. He was also an excellent communicator and easily accessible. Robert, after listing our 3 blocks with you timing was of the essence leading into the Christmas break. I was unsure as to whether or not you could find a buyer and facilitate a sale by the break. Not only did you sell the property, have the contracts signed and collect a deposit cheque, the settlement also came before Christmas which was 20 days from when the negotiation was completed.
