Spring Brings Prestige Buyers Back to Bayside

23 Wolseley Grove changes hands for more than $10 million, reflecting continued demand for distinguished homes at the upper end of Melbourne’s prestige market.

The sale of 23 Wolseley Grove arrives at an important point in Brighton’s early spring selling season, signalling that serious buyers remain active at the prestige end of the market.

While buyers across the broader market are taking longer to commit, the experience of Bayside Sotheby’s International Realty points to continued momentum for well-positioned prestige homes. Over the past three months, the office’s sold listings have recorded an average of 48 days on market, compared with the broader Bayside average of 82.8 days reported by Domain.

The contrast reflects the continued demand for homes offering genuine distinction: architectural pedigree, privacy, generous proportions and an established lifestyle within Melbourne’s most tightly held neighbourhoods.

This interest is also being supported by returning Australian expatriates. Buyers relocating from markets such as Singapore, Hong Kong, London and the United States are increasingly looking to established prestige suburbs across Bayside and Stonnington, drawn by their proximity to leading schools, village precincts and Melbourne’s cultural and lifestyle offering.

According to Andrew Campbell, Founder of Bayside Sotheby’s International Realty, returning Australian expatriates are contributing to renewed enquiry across Melbourne’s blue-chip suburbs.

“We are seeing increased enquiry from Australian expatriates preparing to return to Melbourne, with particular interest in established prestige markets such as Brighton, Toorak and South Yarra,” Mr Campbell said.

“These buyers are highly considered, but they understand the scarcity of significant family homes in these locations and are prepared to act when the right property becomes available.”

Designed by renowned architect Nick McKimm, 23 Wolseley Grove offered a rare combination of architectural distinction, scale and resort-style living, including expansive entertaining spaces and a private sports court.

Its sale demonstrates that significant homes, when strategically positioned and presented to the right audience, continue to attract meaningful interest.

As more prestige properties enter the market this spring, the result reinforces the importance of a campaign shaped around the individual home. At this level, trusted relationships and access to qualified buyers locally, nationally and internationally remain central to achieving a strong result.
