A New Expression of Living: From Melbourne to Sydney’s Upper North Shore

Share

A move between Melbourne and Sydney often begins with a change in circumstance. Finding a place to belong asks something more: an understanding of the neighbourhood, the pace of daily life and the kind of home that will feel right for years to come.

In the year to June 2025, 82,084 people moved to New South Wales from elsewhere in Australia, while 73,032 moved to Victoria, as recorded by ABS. These statewide figures do not measure moves specifically between Melbourne and Sydney, but they speak to the many people making a new home across state lines.

For those drawn to Sydney, the city’s character comes into focus neighbourhood by neighbourhood. On the Upper North Shore, St Ives is shaped by leafy streets, established homes and a close connection to nature. The 123-hectare Ku-ring-gai Wildflower Garden is part of its landscape, alongside the schools and village amenities that give the suburb its everyday rhythm.

That sense of space is reflected in the Census. In 2021, 82% of St Ives households were family households, compared with 71.2% across New South Wales, a difference of 10.8 percentage points. More than half of the suburb’s occupied homes had four or more bedrooms. These figures suggest a place with room for family life in all its forms, from quiet weekdays to a house full of guests.

The Sotheby’s International Realty network gives our Melbourne team a window into homes across Sydney, guided by colleagues who know the city’s neighbourhoods firsthand. Among the properties that have caught our eye is 30 Banool Avenue, St Ives.

Set on approximately 929 square metres, the residence offers generous spaces for gathering and retreat, including a ground-floor guest suite for visiting family and friends. Beyond the living areas, landscaped gardens, a pool and an entertaining pavilion invite long afternoons outdoors, a compelling expression of the St Ives lifestyle.
