We were selling a large sized / value property and had signed with another agent. The property has some complexities and needed a great strategy to maximise the value. We were with another agent for 6 months....they got the strategy wrong, didn't do the hard yards and because they were in a boom period just took the easier money focussing on easier to sell properties in a boom market. Sean was introduced to us via a very satisfied friend who he had represented. After an initial meeting, Sean crafted a new strategy, rejigged the fundamentals and then did the hard work. Made the calls, did the follow up, invested the time, understood the potential buyers needs and explained the potential of our property. Our property was not in his "normal" area - he had to travel 35 minutes each way. Well... he sure did what was was needed to get a great sale price for us. In our selection process of agents we interviewed a number of firms.
In our initial meeting with Rob,Patrick and Danielle we were shown how their experience and attention to detail enabled us to set a program that allowed us to maximise the value of our property.
They detailed to us their observations and our strengths in our property and how it should be presented.
They also assessed the market both in pricing and our potential purchasers. In both cases they were correct even after discussion amongst them selves. I found it refreshing to be a participant in this where I could listen to discerning views and then have them settle on a coherent strategy that we could employ. This was especially important as a result of the Covid lockdowns and getting us first to market post lockdown.

The way you managed the sale process was as close to perfect as one could get.
You persisted in your recommendation to do more than I thought necessary in the presentation of the property. It was certainly the right call and, now with the benefit of hindsight, I can see why you pressed on with that recommendation despite some resistance by me. A terrific team effort
Thanks to Patrick, Dani and Rob for their terrific team effort in selling my parents' home in Portsea. We had the property on the market the previous year with another agent which could have affected its saleability. Having researched agents and the market extensively in the area, I wanted to ensure that my parents had the best agents possible. The team gave an honest appraisal of the property, selling method and strategic marketing to minimise costs and maximise price. They immediately honed in on its unique features and already had in mind a potential buyer on their books. Dani recommended some cosmetic changes which were completed quickly, professionally and cost effectively. The transformation worked extremely well. As it turned out, one of their prospective buyers made a good offer before the property hit the Internet which saved on advertising costs. The price achieved by Patrick with some negotiation was in line with our expectations and higher than any offers from the previous year. The sale was completed within 40 days of our initial meeting. There were two properties involved in a cul-de-sac in a unique position virtually in the township of Sorrento, with views over Port Phillip and with development opportunities. The properties were for sale for many months before Rob’s appointment, handled by two prominent agencies in the area and at great cost to us and with no bids at all.
Rob showed clearly and quickly that he understood the opportunity and just as importantly those parties to whom the properties would appeal. He eschewed the traditional and expensive methods used by the other agencies, that had clearly failed, and secured a sale satisfactory to us in a short time and at reasonable cost.
He clearly demonstrated to us that he thoroughly understood the market and the appropriate method of identifying and interesting buyers.
He was also an excellent communicator and easily accessible. The follow up and communications by his staff must also be commended. We would certainly recommend him and his staff to anyone wishing to buy or sell on the Peninsula.

Robert, after listing our 3 blocks with you timing was of the essence leading into the Christmas break. I was unsure as to whether or not you could find a buyer and facilitate a sale by the break. As it was early December I was sure you couldn't do it. Well, how wrong I was. Not only did you sell the property, have the contracts signed and collect a deposit cheque, the settlement also came before Christmas which was 20 days from when the negotiation was completed. Well done Robert, a list, sale and settlement all within a month and a great price as well. Highly recommended for anyone else thinking of selling their property.

WOW - WHAT A AGENT! DO NOT USE ANYONE ELSE!
I have sold properties Australia wide and also specifically in the Sorrento and Blairgowrie areas. I have had friends who have done similar in Portsea and Sorrento as well. Without doubt from the start Sothebys and Danielle in particular left the rest for dead! We received quotations from the original agent who sold us the property (over 20 years exp on the peninsula she told us) - quoted initially a reasonable figure (200k less than what we got) but then dropped it lower once we seemed to be interested. (WE WERENT!). So we asked for referrals from friends and Danielle was one that was highly recommended - it was stressed she will really work for her clients, knows her business and will maximise price and how a property is presented and sold.
Danielle was everything and more, she saw the potential we saw on our property and Danielle went in further and had two more staff from Sothebys have a look. All agreed and all saw what we did that was unique about our property - (NO OTHER AGENTS IN THE AREA DID!).
A price was set and although we thought it was ambitious, we were hopeful based on Danielles advice. We also (at Danielles suggestion) tested the market to see how developers would feel as well. We then proceeded to get photos done and got ready for market.
Well we had an offer before it was officially open. One client was so interested they drove down the day before it came up for an OPEN - an offer was made which Danielle initially knocked back before shortly after (like in the next 10 minutes) we were given the offer which we accepted which was well above our expectations (and right where Danielle said it should be).
So our recommendation - GO NOWHERE ELSE. If you are selling on the peninsula, forget the rest
DANIELLE'S THE BEST - dont waste time and money elsewhere. These are the only ones i will ever consider in the future!
